All listed prices include VAT. For flats and apartments, Hobbs can service ground-floor properties or blocks with suitable lift access because the professional equipment is heavy. Nearby parking is also required.

We mainly use hot-water extraction, often described as steam cleaning, when it is suitable for the furniture. The cleaning method depends on the fabric, construction, condition and available care guidance. Stain treatment is included where appropriate, although complete removal cannot be guaranteed.

Q - Are the products you use safe for children and pets?

A – We use professional cleaning products described as non-toxic and environmentally friendly when used correctly. Please tell us about children, pets, allergies or other specific concerns before the appointment, and follow the operator’s guidance about drying and when the furniture can be used again.

Q - How often should I have my carpets and soft furnishings professionally cleaned?

A – We generally recommend having carpets and soft furnishings professionally cleaned annually. The right interval depends on usage, children, pets, spillages, the material and manufacturer guidance. Regular appropriate cleaning can help maintain their appearance and useful life.

Q - How long do the carpets and upholstery take to dry?

A – Upholstery is usually dry within approximately 6–8 hours after cleaning. The exact time depends on the material, construction, level of soiling, room temperature, humidity and airflow. Suitable warmth and good ventilation can help it dry efficiently. Follow the operator’s aftercare advice before using the furniture again.

Q - What cleaning methods do you offer?

A – We mainly use hot-water extraction, often called steam cleaning, when it is suitable for the upholstery. The method depends on the furniture’s material, construction, condition and care guidance. We also provide low-moisture and encapsulation cleaning for suitable carpets, mainly in commercial settings and on appropriate low-profile carpets.

Q - What do I do if there is furniture in the room?

A – We ask customers to remove as much furniture as possible from the rooms we are cleaning. We understand this isn’t always possible so we advise placing smaller pieces of furniture onto beds and sofas. Any furniture that is moved back on to damp carpet will need to be protected with kitchen foil or polystyrene tabs to prevent damage to your carpet or furniture.

Q- Can you clean upholstery in an upstairs flat?

A – Because we use heavy professional equipment, we can service ground-floor flats or blocks with suitable lift access. Nearby parking is also required. Please provide the floor, lift and parking details when requesting your quotation.

Q - Are you fully insured?

A – Yes. Hobbs Cleaning Ltd holds public-liability insurance and treatment-risk insurance with Hiscox, with cover up to £1,000,000.

Q - Can you remove all stains?

A – Stain treatment is included where appropriate, and we will make every reasonable effort to improve or remove the stains presented. Complete stain removal cannot be guaranteed because results depend on the substance, fabric, previous treatments and how long the stain has been present. Please point out all areas of concern before cleaning begins.

Q - What if I need to cancel or amend my appointment?

A – Please give us at least 24 hours’ notice if you need to cancel or change your appointment.

Q - What method of payment do you accept?

A – We ask for payment on completion of the job and accept cash or card payment.
